About this screen

Retail REITs own the buildings where stores operate: grocery-anchored shopping centers, enclosed malls, outlet centers and single-tenant properties leased under long-term net leases. Net-lease landlords pass taxes, insurance and maintenance to tenants and collect steady rent, which has made several of them reliable dividend payers, including some that pay monthly. Mall owners depend more on foot traffic and tenant health.

The list is sorted by dividend yield, but the highest yields can belong to landlords facing store closures. Re-sort by years of dividend growth in the Dividends tab to bring steady net-lease trusts to the top, and check the payment count column to spot monthly payers. Tenant mix, lease length and occupancy are worth reading in each company's reports.

Retail REITs FAQ

Which retail REITs have the highest dividend yields?

As of the October 29, 2026 close, 24 retail REITs had a market cap of $300 million or more. The highest yields were Saul Centers, Inc. (BFS), Alpine Income Property Trust, Inc. (PINE) and Alexander's, Inc. (ALX).

What is a net-lease REIT?

A net-lease REIT rents buildings to single tenants who pay most property costs, including taxes, insurance and maintenance. Leases often run 10 years or longer with fixed rent increases, which produces predictable cash flow.

How has online shopping affected retail REITs?

E-commerce has hurt landlords with weak malls and tenants that sell easily shipped goods. Shopping centers anchored by grocery stores, discount chains and services have held up better, because those visits are harder to replace online.
