About this screen
Residential REITs own and lease housing: apartment communities, single-family rental homes, manufactured-housing parks and student housing. Leases are short, often a year, so rents can adjust to local market conditions faster than in most property types. Demand depends on household formation, job growth and how affordable buying a home is compared with renting, which ties the group closely to mortgage rates.
The Dividends tab shows yield, payout and dividend growth history for each landlord, and the Valuation tab gives P/S and P/B as rough substitutes for price-to-FFO multiples. Compare companies focused on high-growth Sun Belt markets with those concentrated in coastal cities, since new supply, job growth and rent trends can differ a great deal between regions.
Residential REITs FAQ
Which residential REITs are the largest?
As of the October 29, 2026 close, 18 residential REITs had a market cap of $300 million or more. The largest companies on the list are Comcast Holdings Corp (CCZ), Vivmark Residential (VMRK) and Essex Property Trust, Inc. (ESS).
How do interest rates affect residential REITs?
Higher rates raise borrowing costs and can lower property values, which tends to weigh on REIT shares. They can also keep more people renting because buying a home becomes more expensive, which supports occupancy and rent growth.
What types of properties do residential REITs own?
Most own apartment buildings, but the group also includes single-family rental homes, manufactured-housing communities, student housing and senior apartments. Each type has different tenant turnover, operating costs and sensitivity to new construction.
