About this screen
This list collects the REITs with the highest current dividend yields. It usually contains many mortgage REITs, which earn the spread between borrowing costs and mortgage income, along with office landlords and smaller specialty trusts whose share prices have fallen. A yield this far above the REIT average can reflect real income potential, but it often means the market doubts the dividend will last.
Read the yield together with the other columns in the Dividends tab. Few or zero years of dividend growth suggest a history of cuts, and a sharp 1-year price decline in the Performance tab may explain why the yield looks so high. Yields are based on the latest declared dividend, so a cut announced after the close only shows up once the data updates.
High-Yield REITs FAQ
Which REITs have the highest dividend yields?
As of the October 29, 2026 close, 41 REITs with a market cap of at least $300 million yielded 7% or more. The highest yields were Orchid Island Capital, Inc. (ORC), ARMOUR Residential REIT, Inc. (ARR) and Redwood Trust, Inc. (RWT).
Is a REIT yield above 7% sustainable?
Sometimes, but a very high yield is often a sign that investors expect a cut. Look at whether cash flow covers the dividend, how much debt the trust carries and whether the dividend has been reduced in recent years.
Why are mortgage REIT yields so high?
Mortgage REITs borrow short term and invest in longer-term mortgages or mortgage-backed securities, often with significant leverage. That spread income supports large payouts, but changes in interest rates can shrink it quickly and force dividend reductions.
