About this screen
Real estate investment trusts own or finance income-producing property such as apartments, warehouses, shopping centers, offices, hospitals and data centers. To keep their tax status, US REITs must distribute at least 90% of taxable income, which makes them a common choice for income investors. This screen keeps the larger, more liquid trusts across all property types that currently yield 3% or more.
Because depreciation lowers reported earnings, REIT payout ratios based on EPS often look well above 100% even when the dividend is covered by cash flow. Focus instead on yield, years of dividend growth and the 5-year dividend growth rate in the Dividends tab, and check debt/equity in Profitability. Mortgage REITs are included and behave very differently from property owners.
Best REITs to Buy in 2026 FAQ
Which large REITs pay a dividend yield above 3%?
As of the October 29, 2026 close, 79 REITs with a market cap of at least $2 billion had a dividend yield of 3% or more. The largest companies on the list are Prologis, Inc. (PLD), American Tower Corporation (AMT) and Simon Property Group, Inc. (SPG).
Why do REITs pay high dividends?
US tax rules require REITs to distribute at least 90% of their taxable income to shareholders. In return, the trust generally does not pay corporate income tax on the income it distributes. That structure produces higher yields than most other stocks.
What is FFO and why do REIT investors use it?
Funds from operations adds depreciation and amortization back to net income and removes gains on property sales. Since buildings often hold their value better than depreciation implies, FFO gives a clearer view of the cash available for dividends than EPS does.
