About the real estate sector

Most of the sector consists of real estate investment trusts (REITs). A REIT must distribute at least 90% of its taxable income to shareholders, so REITs are known for high dividend yields. The sector also includes real estate services firms and developers.

REITs specialize by property type: industrial and logistics warehouses, cell towers, data centers, apartments, offices, shopping centers, self-storage and healthcare buildings. Because they borrow heavily and pay out most of their income, REIT prices are sensitive to interest rates.
