About this screen
Office REITs own and lease office buildings to companies, law firms, government agencies and other tenants. Remote and hybrid work reduced demand for space in many cities, and higher interest rates lowered property values, making office one of the most debated real estate groups. Conditions vary widely: newer, well-located buildings have held tenants better than older properties in weaker markets.
The Valuation tab shows price-to-book and EV/EBITDA, which help identify trusts trading well below the stated value of their properties. A deep discount can signal opportunity or real balance-sheet stress, so check debt/equity in Profitability and distance from the 52-week high in Technicals. Lease expirations and refinancing dates over the next few years are key items to research.
Office REITs FAQ
Which office REITs are the largest?
As of the October 29, 2026 close, 17 office REITs had a market cap of $300 million or more. The largest companies on the list are BXP, Inc. (BXP), Alexandria Real Estate Equities, Inc. (ARE) and Vornado Realty Trust (VNO).
Why have office REITs struggled?
Hybrid work lowered the amount of space many employers need, pushing vacancy rates up in many cities. Higher interest rates raised borrowing costs and reduced property values at the same time, which pressured both earnings and share prices.
What does a low price-to-book ratio mean for an office REIT?
It means the market values the trust below the book value of its assets. Book value is based on historical cost less depreciation, so it can overstate or understate what the buildings would sell for today.
