About this screen

Mortgage REITs, or mREITs, invest in residential and commercial mortgages and mortgage-backed securities rather than physical property. Most fund those assets with short-term borrowing, so their income depends on the spread between what they earn and what they pay. That leverage supports some of the highest dividend yields in the market, along with large swings in book value when interest rates move.

Because the assets are financial, price-to-book is the main valuation measure: a P/B near 1 is normal, and a large discount often reflects expected losses. Dividends from mREITs change more often than for property REITs, so check years of dividend growth and the 1-year price change before relying on the current yield. Agency and commercial lenders carry different credit risk.

Mortgage REITs FAQ

Which mortgage REITs have the highest dividend yields?

As of the October 29, 2026 close, 23 mortgage REITs had a market cap of $300 million or more. The highest yields were Orchid Island Capital, Inc. (ORC), ARMOUR Residential REIT, Inc. (ARR) and Redwood Trust, Inc. (RWT).

What is the difference between agency and non-agency mortgage REITs?

Agency mREITs buy mortgage-backed securities guaranteed by government-sponsored enterprises, so credit risk is low but leverage is high. Non-agency and commercial mREITs take on credit risk in exchange for higher yields on their loans.

How do interest rates affect mortgage REITs?

Rising short-term rates increase borrowing costs and can narrow the spread they earn. Rate swings also change the market value of the securities they hold, which moves book value and often leads to dividend changes.
