About this screen
Industrial REITs own warehouses, distribution centers, cold storage and light-industrial buildings leased to retailers, manufacturers and logistics companies. Online shopping, faster delivery expectations and companies holding more inventory closer to customers have made modern logistics space one of the strongest property types over the past decade. Leases often run several years with built-in rent increases.
The list is sorted by market cap, so the largest global logistics landlord sits beside much smaller regional and specialty owners. Use the Dividends tab for yield and dividend growth, the Growth tab for revenue trends and the Valuation tab to see which names trade at a premium. Watch for new warehouse supply in key markets, which can slow rent growth even when demand stays firm.
Industrial and Logistics REITs FAQ
Which industrial REITs are the largest?
As of the October 29, 2026 close, 16 industrial REITs had a market cap of $300 million or more. The largest companies on the list are Prologis, Inc. (PLD), Public Storage (PSA) and Extra Space Storage Inc. (EXR).
What do industrial REITs own?
They own buildings used to store, move and assemble goods: bulk distribution warehouses, last-mile delivery centers, cold storage, flex space and small industrial parks. Tenants range from large retailers and parcel carriers to manufacturers.
Why is e-commerce important for industrial REITs?
Online retail needs roughly three times as much warehouse space as store-based retail for the same sales, because goods are stored and shipped to individual customers. Growth in online shopping therefore adds to demand for logistics buildings.
