About the US home price growth
Home price growth is the 12-month change in the FHFA House Price Index, which the Federal Housing Finance Agency builds from repeat sales and refinancings of the same houses with mortgages backed by Fannie Mae and Freddie Mac. Comparing sales of the same homes over time removes the effect of a changing mix of houses.
The index is quarterly. Prices fell year over year from 2007 to 2011, the only long national decline in the series, which starts in 1975.
